Distinction between sale deed which is registered and a regi

Can somebody please explain a practical and legal differnce between a SALE DEED WHICH IS REGISTERED and a REGISTRY of the property/house. What is its overall legal effect ?

So Far as I understand both means the same and are one document. A Registered Sale Deed or Registry of a House confirms title of ownership on the buyer.
