Buying a gramathana/panchayat site in bangalore

Dear Forum,

I am proposing to buy a Gramathana/Panchayat Site in outskirts of bangalore not under BBMP limits.

Options available to me:

1). NO DC Conversion but has 'Manual' Khata.

2). NO DC Conversion but has 'E' or computer Khata.

3). DC Conversion + has 'Manual' Khata.

4). DC Conversion + 'E' or computer Khata.

Request you to put some light on each of the options about their legality.

1) It is called as revenue site.

2) As suggested above and at any time it may be subjected to acquisition.

3) It is safe to own than above mentioned two.

4) This also like third option and you can safely construct on the site if it converted for residential purpose.

If the site is DC converted and it is having E katha will I get A katha when the area comes under BBMP. currently the area under gramapanchayat.

or after comes under BBMP it will be under B katha
