Deed of conveyance

A Deed of Conveyance for a building has been signed by 3 owners in July 2009 , payment recieved ,property handed over to the buyer but the buyer did not get the Conveyance deed registered.

The sellers have complied with all IT requirements for capital gains in their personal files.

Since then one of the sellers has passed away.

Now the Buyer wishes to get a fresh deed of conveyance signed.

[1]Can he make a fresh deed of conveyance and register the property?

[2]Are the remaining sellers under any obligation to sign a fresh deed?

y shd seller refuse? what they get??

Ther MOU must be to co-operate & regn conveyance!
