Deemed conveyance given to owners association

Can deemed conveyance be given to an unregistered owners association comprising of lessees ?

 This is because the original lease was assigned collectively to lessees without formation of a CHS. This body has been functioning for the past 60 yrs without registration as a CHS . Does it have to be registered ?

Normally unregistered CHS has no legal sanctity.  But continuous functioning gains sanctity.  Atleast now regularise the defect by registering the same under Coop. Housing Soceity.  You have to pay some penalty to the Registrar of CHS for the delay in not registering the same earlier.

Well advised by learned Advocate Mr. P. Ravinder. Thus, as suggested you can look for registering the society even now by enquiring the formalities so that the future legal issues can be avoided.
