development rights between landowners and builder

 

I would like to know what are the types of development agreements between the landowners and builders in PUNE....how is this executed? is it safe to buy an apartment where there is such arrangement among the landowners and developer...what is the practice in PUNE?

Since the ownership is with the landlowenrs, the builder/ developer would require the cooperation of the landowner to transfer the title in the land to a purchaser while it transfers the built-up space.What if the landowners do not co-operate after the land has been developed?

What documents need to checked by a flat purchaser before getting into this kind of an arrangement?

I think the development agreement registered in registrar office is necessary. Following documents are necessary for purchase property :-

1. All 7/12 entry and No.  6 Hakka Patrak copy.(2). N.A order copy. (3) Plan Pass copy (4) All aregistered / notrised documents (5) Ttile clear certificate and report (6) If partnership firm the copy of partnership deed and company, the memorandam of company (7) U take a last 30 years search report of registrar office and revenue records etc....................
