Disputed land

I want to buy an agricultural land which is having link documents for the last 30 years and the Title is passing
correctly. The present owner of the land is holding the land for last  12 years.

One of my friend asking me to put an add in the paper saying I am buying this property and if anyone
having objection's can counter claim.

1)My question is does anyone will have  a legal right to claim  for any reason on this land?

2)Is there any way to find whether a land   was in disputed or not?

U take a title clear certificate of the said property. U search a last 30 years revenue records and sub-registrar office records and then give a public notice for that and this time some one give any objection with documentory evidence so u check these all documents and give a proper reply  by Advocate.

Please clarify on "Title Clear Certificate", is it just the Encumbrance certificate for a 30 years+ period?

Ramesh,

Encumbrance certificate  shows there were no loans on the property.

It doesn't give the details if that property having disputed with other parties.This requires to check in the court.

Experts can help me in this regards.
