Double sale deed

my father bought a land in 1996, jointly owned by 4 persons. the patta for the property was in the name of person1. after registration of the Sale deed my father applied for Patta only in 2010. only then he came to know that the same property had been registered as a coveyance deed by person1 in the year 2005, which was also sold again to another person Mr X.

this X has since applied and got a patta in his name in 2009. now X is claiming right to the land because he has the patta.

My father has possession of the land and is building a small room there, but they trying to stop work with the help of the local police.

my father has also applied for cancellation of Patta issued to X.

just because X has a Patta in his name, does he have any rights over the land, more since his deed was registered after my fathers'.

Contact your advocate and file a declaration suit and never part with possession and get injunction not to trouble you any more.
