Evicting a tenant

Hi,

we are having a tenant in our house in kanpur on a monthly rent of 3500+ taxes .I want to evict the tenant from our premises .As the rental laws of UP are not applicable in this case so what should be the reason regarding the eviction .As i came in contact with some people having little knowledge of the subject they told notice of transfer of property section 106 is sufficient and thirty day time will be given then a suit may be filed for eviction of tenant . And a land lord has liberty to terminate the tenancy at any point of time without any specific reason if tenant is not protected by rental laws.Is this the procedure i should proceed through .

send him a notice that you need the house for your bonafide personal use.if he doesnt respond to it file a eviction suit against him in the civil court

@saravan sir - how long does it ideally take to evict a tenant these days after a eviction suit is filed..especially if the tenant is staying beyond the rental agreement expiry period..
