Excess land issue

Hi,

I am planning to buy a plot of 400 Sqyds in Hyderabad in an approved HUDA layout. Out of this 400 Sqyds only 350 sqyds corner plot is shown in the HUDA layout plan. Other 50 sqyds is the excess land that is not mentioned in the layout due to poor planning and the layout owner is selling this excess land along with the above 350 sqyds corner plot . Is this valid and if so in future will the registered colony association have any right to question about this excess 50 sqyds which is not shown in the layout plan.

Obviously. Your right restricted to 350 sq.yds and the 50 sq.yds which is not part of the approved lay out procurement is at your risk,  if it is attached to your land and can not be used seperately then the government, HUDA may ask you to pay the amount for that 50Sq.yds or else they can sell it seperately hence better to restrict yourself to 350sqyds or else ask the person to get it regularized and get it registered for 400sq.yds a clear deal.

400 sqyds has already been registered (there are 2 registration docs, one for 350 sqyds and other for 50 sqyds) to the plot owner by the layout owner. Now we are planning to buy this plot as a whole and get it registered for 400 sqyds. Even then will there be any issue in the future?
