Finding legal heirs

Hi! My client is purchasing an ancestral property in West Bengal. The Seller claims to be the only son of his deceased father however I doubt this claim but at the same time finding it difficult to counter check his claim. Please suggest some way & means to achieve this. The seller is an agriculturist and is 85 years old. My client has given me a virasat certificate issued by the panchayat to the seller. Further the seller has 9 children (5 males and 4 females) Do we need to make all the children a party to the sale or only seller is sufficient as this is an ancestral property.

All the legal heirs have a right in the ancestral property and they will have to sign at the subregistrar's office at the time of registration. kindly ask for a  succession ceritificate before entering into this transaction.

Will you opine the same even if the seller belongs to Muslim community...
