Flat purchased is 72 sq mts on papers 31 sqmt

Sir,

 

I have purchased a Flat in grampanchayat area.  The builder charged as per sq ft.  The area is 775 Sq ft.  Whereas in the agreement he has shown as 31 Sq mt.  This was noticed later after a year.  Now Cidco is going to take over so how are they going to charge the  fine, will be it be prevailing market rate or will they break the excess area provided.  I am restless and don't know what to do.  please help me.

First you have to enter into rectification Agreement.

The conversion of sq mt to sq.ft is to be done and the valuation to be calculated accordingly, thereby the difference if any to be notified and a rectification to that effect may be executed.
