Sir,
I need confirmation of the following:
1. Stamp Duty is 3% of the flat value as per the Govt. Ready Reckoner rate in Khargar, Navi Mumbai (Distt. Raigad) where as it is 2% in Mumbai.
2. Registeration Fee is 1% of the flat value as per the Govt. ready Reckoner rate or the Rs. 30,000/- whichever is less.
3. NOC of the Society for Gifting the flat.
4. No Dues Certificate from the Society.
5. Share Certificate copy or a letter from the Society if it is not issued so far.
6. Coveyance Deed Registeration copy of the Society and copy of CIDCO's deposit receipt.
Kindly confirm the above for its correctness and also if any other thing is left out or to be deleted under the mandatory requirement of the Sub Registrar's Office at Panvel.
