my grand mother have three sons and she have one proparty in thah proparty devided to three sons grond,first,second and cellar portion is my grand mother it is decided in city civel court in 1997 in 2012 my fother is died he is meddile son. Last year 2013 feb my grand mother gifted cellar portation to eldar son and last son after gifted there not maintain too my grand mother she went to my house now she want to change gift deed but both son are not accepted what should i do pls help me with out cellar my proparty is not valid and sub registar said bring both parties then i will cancel the deed but there are not accepted to come sub rigistar
