Gift deed of agriculture land

Hi,

I would be really Grate full if any one could give me knowledge of Gift Deed.

My Grand Father want to do gift deed of his agriculture land . Ultimately the land he has been having is third share of whole/Total property that has been divided among my father, my uncle and my grand father.

So My grand father had is independent land not the ancestor one in more.

My query is that

1. Once my grand mother make a gift deed of his land on me, Can anybody(like cousins) gives me trouble later for any court case ?

2. Do i have to do any Registered buying (because our land in Gujarat) for gift deeds so it would be solid proof that my grand parent did this deeds on their true favor not dozzy ?

I am looking forward to have experienced advice.

Viral registered gift deed is the best option to transfer of the property, if your grandfather wants to transfer his property by making registered gift deed in your favour then it is a good step , no one can challenge it , you have to pay 1% stamp fee of the total valuation of the land on the circle rate /govt .rate of your area and you have to pay 2% registration charge on the total valuation of the land .
