Gift deed or attorney ???????

Is a registered attorney of a freehold property for anyone in blood relation.....equivalent to transferring the ownership title.... OR is it just giving the powers....???? 

(the property is in delhi and in the name of the son. to be transferred to mother)

Your question itself contains the answer for your query, i.e., the word 'attorney'.  The attorney cannot be a owner of the property, he has been delegated with the powers by his principal to act on his behalf in respect of the transactions of the property, therefore a gift deed only will transfer the title of the property to the donee.
