Gpa validity

Hi,

We bought a property from a builder who has a GPA with the land owner. the bulder had an agreement to construct 66 houses and 60% of them belong to the builder.our property falls under builder share. the land owner passed away.our house got registered while the land owner is alive. 

what happens to the the irrevocable gpa?

are we the legal owners of the house which has a registered sale deed executed by builder?

can the heirs of the land owner claim our property saying that the gpa is void as the principle is died?

U can enter your name in revenue records, because the undeveided share of land is also transfer in your name and it's mention in Sale Deed so u enter your name in revenue records.

Can the sons of land owner contest us saying that the GPA is void because of the death of landowner,our registration is also void?

Dear friend, I am agree with bharat kumar on first enquiry, at your second enquiry you need not to be worry because GPA was with the developer not with you,you have taken possession during life time of landlord undisputedly,therefore they may harass you but they can't take any legal action against you,you can lodge complain against them.
