Mr Putta bought a property in 1924.
He had four son( no daughters). One son Narsimha died and left a wife and children behind.
After Mr Putta died the eldest son Jeevan became the khatedaar for that agricultural property with the consent of other two brother and 3rd brother's wife and mother.
Narsimha's wife has also written a confirmation deed that she has no right in that property.
Mr Jeevan sold the land to Mr Sharama in 05.02.2004.
Mr Sharma later converted the land from agri to residential.
Mr Jeevan's had two son in 2004.
Elder son Suresh was 18 year old in 2004 and younger son Ramesh was 15 year old in 2004.
Now the younger son Ramesh who is now 28 year old has filed a partition case in civil court.
Since this proeprty is has not been oassed over four generation, I beleive its not ancestral property, please confirm.

1) Whose consent need to be taken as witness ?
2) Do we need to worry about this partition case?
