Sir, in the month of October 2014, i purchased a shop measuring 220 Sq.ft. carpet area and executed a sale deed in ulhasnagar.
 
I paid applicable stamp duty as well as registration charges for 220 Sq.feet carpet area.
 
Now, municipality officers are visiting every now and then to destroy approx. 5 ft. of the shop saying that it is illegally constructed.
 
My query is that when i have paid stamp duty and registration charges on 220 sq.ft., whether municipality officers can destroy a part of it.
 
if yes, then why that shop was registered by the govt. authorities.
 
Pl. guide how to avoid this situation.  we are very worried.

Registration dept and Municipality are two different authorities. Registration of a document happened and the regn. dept. registers the document. Even if it says 1000 sft, they would register if they get their fees and charges. You must have verified the approved plan and checked for deviations if any. You can obtain a stay order against Municipality but in the long run, they have a right to demolish the deviation.
