Help with rent arrears recovery

Hi,

i recently got a judgment from Small Causes Court in Chennai asking my tenant to pay enhanced rent and arrears from the date of filing of the application. My tenant says he cannot pay the enhanced rent or arrears but would like to vacate from my property( wants 6 months to vacate).

Here are my questions:

1. Assuming he doesn't vacate immediately, how can I force him to pay enhanced rent till the time he stays in my house? I already sent a lawyer's notice and he hasn't responded.
2. How do I collect rent arrears? If I need to file a separate suit, how long will it take in Chennai?
3. My tenant might try to liquidate his assets and claim and he doesn't have any money to pay my arrears, how do we discover his assets?
4. If he vacates without paying the arrears, is there anything I can do to try to collect the arrears?
