I own a 2 BHK apartment in Pune. Pls advise about the laws / rules pertaining to distribution of society maintenance charges among flat owners. Should the total expenses be equally divided by the number of housing units in the society irrespective of the different sizes of flats in the society or should it be measured in terms of Rs/per sq ft. ?
Also suggest if there are any rules/policies around renting out the property in a housing society. e.g. charging higher maintenance from tenants, charging non-occupancy from flat owners, charging some amount towards additionaly use of lifts and common areas while a tenant occupies and vacates a property...? Can the chairman or housing society impose such rules on their own?
