How to donate a room in commericial bldg to a trust?

Hello experts,

 I would like to donate a room in my commericial property to a public or private trust doing humanitarian and environmental activties (still shortlisting for a good one). Can I trnafer the owenrship of one room so that they could pay the local and municipal taxes and take the rental income directly. I do not plan to transfer the owership of land to this trust. Is it a problem in the long run? Do you suggest any other solution to donate a room for a trust?

1. You can donate a single room in favour of any registered public trust with a condition to carry on only chartiable activities in the said room or to use the rents of that room for only cahritable activities.

2. You have to execute a Gift Deed in favour of such trust.
