Inclusion of terrace, door jamb & balcony in carpet area

Can you please help me to understand whether terrace (100% or 50% or NIL) jamb & balcony area is part of carpet area. Is there any GR / DCR in Pune to know the same? I heard that builder shows terrace, balcony & door sizes separately in project approval drawings while submitting the same to government bodies and afterward he pays some premium to include the same in his area. Is it lawful to do the same? As we pay amount for entire carpet (flat + terrace + balcony etc.) per square feet

Sir,

As per Maharashtra State Revised Development Control Regulations 2009, the definition of Carpet area is as under:

2.20 "CARPET AREA" means the net usable floor area within a building excluding the area that is covered by the walls or any other area specifically exempted from floor space index computation in these Regulations.

Carpet Area is the area enclosed within the walls, actual area to lay the carpet. This area does not include the thickness of the inner walls. It is the actual used area of an apartment.

Super Built Up Area is the built up area plus proportionate area of common areas such as the lobby, lifts shaft, stairs, etc. Sometimes it may also include the common areas such, swimming pool, garden, clubhouse, etc.

Payment is made on "SUPER BUILT UP AREA".

To understand more easily

 if CARPET AREA is 600 sq ft. What would be SUPER BUILT UP AREA?
Lets assume the ratio is 75:25.
Means CARPET AREA is 75% of SUPER BUILT UP AREA.

SUPER BUILT UP AREA = 600 + 25% of 600 = 600 + 150 = 750 SQ FT

So the payment will be made on 750 sqft not 600 sq ft.
