Can we rely on this document or what is the source of title document we have to obtain for title opinion

The title to the property is basically confirmed by a registered title document held by the vendor.

Sometimes if it is an allotted land then the revenue documents can determine the title to the vendor. 

You may compare the property-related documents with the public records kept by the local authorities.

You can visit a Bhoomi center in a taluk office to print a copy of the RTC for a fee.

A title search is a process of verifying the public records that affect the ownership of a property. This includes searching for all records and deeds related to the property, such as sale deeds, mortgages, tax payments, and wills. A title examiner, usually an advocate, will determine the legal owner of the property and if the seller has the right to transfer or sell it.

The Government (the Assistant Director of Land Records or Survey & Settlement records) generally gives darkasth land (government-assigned land) to the backward classes and the owners who got the land and live in the property are the beneficiaries.  Consult with Revenue authorities who are the owners of the land.

My question is how do we know the nature of grant in absence of order 

Index of lands is only a secondary document we can't trace title from that
