Is it ok to buy a flat in gaothan area in navi mumbai

Dear sir, 

I want to buy a flat in navi mumbai (Rabale - Gothivali area) gaothan area.

Builder said that this is pure gaothan plot which is he bought from plot owner.

so, is it ok to buy that flat and if it is ok than how can i found every thing is fine or not, but your answer is no for it than also why please help me.

kindly answer it as soon as possible.
