is registry of immovable property valid without name transfe

Hello I want to know that a property (agricultural land) that is in the name of a minor. Can be registered in registrar office and if registry is done some how and name transfer is rejected by the (tehsildar) district officer stating that the propery was in the name of a minor. Is that registry valid
