Is succession cert necsry for joint-owner who is sole heir

I am Hemant residing at Mumbai.

My mother passed away owing to natural causes in late 2010.
I am the sole legal heir.
My mother and myself are joint-owner of a land asset in Raigad, Maharashtra.
The 7-12 land-records mention our names properly.

Now after my mother's demise, I want to modify the 7-12 land-record, wherein mother's name should be deleted and only my name retained.

My question is:-
1. Even though my mother has not left behind Will. I being the survivor and only legal heir, do I require a Court Succession Certificate for modifcation of the 7-12 record?
2. If I don't require that, then what is the procedure?
3. Will Stamp Fees apply in either case?

No need of Succession Certificate, as you being a class I legal heir, entitled to succeed to the property of your mother.

You can get  a proper person certificate from Tahsildar's office and apply for mutation.
