Joint property

I have a house in Hyderabad, Andhra Pradesh.  The house registered on my mother's name and my name also (joint). I need the following information:

1--How to transfer the whole property on my name?

2--I have two sisters, is it need to acquire signatures from them while transferring the property?

3Since the property is on joint with my mother, will the daughters have right to claim on this property.

 

4—is it required for my mother to be personally present at the registrar office where the property for initially registered ? or is it possible to register the property anywhere now (I heard that now online registration available throughout the state)

Your mother can execute a release deed of her share in your favor. 

Till your mother is alive, your sisters have no right in the property and their consent is not required to transfer it in any way.

1--Thanks for reply and suggestion.

2--I have a doubt, which is the best method to approach on 'Release Deed' or 'Gift Deed' for permanent solution.  I am looking for permanent settlement method.
