Land agreement

We are planning to buy a land for which the person who wants to sell us has a sales agreement with the original owner by paying 10% of the advance amount which was agreed.

However the original owner does not want to deal with our seller and do a direct deal with us since he is not confident that  he will get his entire money on time from the present seller.

Can he revoke the sales agreement and do a direct deal with us?

The owner says the seller has given in writing that if he does not receive the entire agreed advance by a stipulated date he can revoke the agreement and forfeit the 10% advance given to him

Before entering a new agreement. the old one is required to be cancelled because pending one agreement. another is invalid for the sam property.

Can the owner cancel the agreement so easily with the other doc in hand of forfeiting the advance and deal cancelled notification

Can the current buyers take the owner to the court?
