Land grabbing case vs declaration of title?

Sir/Madam, one of my friend purchased a plot in a layout long back around 1983 from layout developer, which was layout rules were not framed during that time, afters some time layout developer and land owner sold layout as acres wise which showing that is agriculture land. Now big shots are there with development agreement copies, developing villas. My friend came from abroad recently, understood no layout there now, no plots are there, how to file petition with courts? land grabbing case? declaration of title case? what are the differences in both of them? we understood land grabbing case has some criminal case advantages only, but no use,  declaration of title better, is it correct?

File complaint in rera and also lodge criminal complaint against the builder on cheating and fraud.

Hello, 

Yes you have to take legal action against the builder. Send legal notice and file case with consumer commission or tera against the builder. You may also file police complaint as this is clearly a fraud case.
