Land partition deed in west bengal

As a company, we are planning to take a portion of land on lease for setting up our office in West Bengal. 

But we are finding it difficult as Partition Deed has not been signed among the land owners of the same plot no. 

Can anyone of the learned counsels explain how to partition the land purchased and get the land partitioned. 

It is difficult to get the other co-owners on the same platform. 

Kindly guide.

Partition deed can be signed by owners ONLY.

Are the owners Hindu?

I have no idea about the other owners of the plot, because the land was sold to others prior to my buying of a portion of area (70dec) in a total plot size fo 2.4Ac. 

Without calling the other land owners, is there any possibility of Land partition and getting it registered in revenue records.
