Land sale with post dated check

My father has a piece a land in Nagpur which I would be selling in few months time. A party is interested but they want to give post dated checks for registry. The last check would be 1 year from registry. Should I go ahead? What if the cheque bounces? I would really appreciate your earnest reply.

 the maxim caveat emptor applies to you also.

Its better to register the property in his name after the chqs are honoured.

If cheques are bounced, you need to run behind the courts which is a waste of time and money. better not to sell and after getting total amount then only register
