Leasing a flat

Hi, I have a flat which I can lease out. But would like to have clarification on few matters.

1) The electricity meter is on my name. So the electricity bill will come on my name.

How to tackle this?

Can/should the tenant take the Electricity connection on his/her name?

2) The monthly flat maintenance is sent to my name. Can/should this be changed to tenant's name?

Greetings Mr. Dhawan,

The electricty bill will be under your name only as you are the owner of the house. However, in the L&L agreement, it will be mentioned that the tenant will be making the payments towards the electricity bill.

Regarding maintenance, the owner of the house will be paying it as it is for maintaining the property even if it is occupied or not. Maintenance includes the water supply, lift usage, power supple to common areas, ameneties, security, etc. It will not be paid by the tenant.
