Leave and license period

I want to give a flat on leave and license in Mumbai. However i need the flat back in six to eight months. Can i register a leave and license agreement, which is for a period of eight months, with a six month lock in.

11 months is the norm, but in this case, if landlord and tenant are willing, can we enter into an agreement for a shorter period (i.e. eight months).

If so, is there any way the tenant can refuse to vacate later, stating that typical period is eleven months, and i will have to go to competent authority to evict him ?

yes you can entered in to leave and license agreement for a shorter period of 8 months.

you can registered the same with the concerned sub registrar. after registration the licensee cant refuse to vacate after the expiry of the period.
