Leave and license through power of attorney

Dear Experts,

My mother & I both wish to let out a vacant property  in Pune (Maharashtra), which is co-owned by us,  on rent to any tenant on the basis of a duly stamped & registered Leave & License agreement for 11 months. Since, however, my mother is a female senior citizen prone to failing health & might therefore be incapable of travelling from West Bengal, to where we will shift after leasing out the property, to Pune as much as might be required if the tenants refuse to vacate the premises after the termination of the leave & license agreement, would it not be more prudent for her to execute a power of attorney in my favour for her sahre of the property, if she is willing, as a precautionary measure to not only execute the requisite leave & license agreementon her belhalf but to send notice to the tenants vacate the leased premises as well as file an eviction suit against the tenants on her behalf as well if required?
