Legal protection to tenant

Dear Lawyers,

My father is a tenant of a shop for 27 years and running an electronic appliances repairing business. Monthly rent is Rs 150/- and receipts of the rent are available with us. The shop was hired in Jan-1985 without any legal agreement. Now, the shop owner is planning to sell her residential property alongwith three commercial shops, out of which one of us. The proposed buyer of the property is a criminal nature person and threatning to vacate the shop. There is no other source of income of my father and fully depends on this shop. It's not possible for my father to find new shop at an appropriate place In the age of 60 years. He is very tense because of threat.

Kindly let me clear the following points:-

1.Whether the shop owner or buyer of the property can forcely draw out the tenant.

2.If my father agree to vacate the shop to escape from legalities, what compensation must be provided by the shop owner or buyer.

3.What type of police protection is available if they are threatning.

4.In case of court proceedings, how should take initiatives (Sections etc.)

Shop owner is not entitled to vacate your father forcibly without the assistance of court.

No compensation would be paid.

Better to file a suit for injunction restraining the owner from forcible eviction.
