License agreement

Dear sirs please give me advice on the following:

One of my friends granted his building hall to a person to run a service station one and a half year ago and a license agreement was executed for a period of six months.  There was caluse that after the expiry of six months if the person continue to want the building, he can do so by paying enhanced license fee. My friend died six months back. The licensee has not paid any license fee so far.  My friend's wife and children demanded to release the building, but in vain. He has also not paid any electricity bill and they were forced to pay it due to fear of dismatling of connection.

My question is: Is this license agreement valid, or will it be construed as lease? If it is a license agreement shall the license agreement stand revoked by the death of my friend? Can they demand license fee till date? Can they file a civil suit or they need to file a petition before Rent Control Court? Please advise.

If your friend is dead, the legal hairs of your friend will take care of the obligations. The same agreement  can be implemented. The  death certificate to be obtained from the authorities for future obligations. Therefore the agreement clearly mentions that the lecensor or its legal hairs, or representatives or etc....... in the agreemenet documenet.
