Lost previous documents & not got patta

    My friend purchased a land of 5 cents in Madurai, Tamilnadu in Madurai Corporation limit in 1986. He has missed all the original documents except the document in his name.He did not apply for Patta also at that time(1986). Then he transferred to Noida & he is living at Noida now. As he does not look after the land for the past 25years, the land was registered as Pattaless land in UDR Patta Book at Madurai. In EC also, it comes as "Govt Channel Land"; How is this possible? How does a Registered land come as Govt Land in EC? (Note: That Land  is approved by Govt in 1981 as Residential Plot. Sentences are in my friend's original document now for this). What is the Go to proove this land as his own one? Anyone, Please kindly advise

Dear Sir,

              Original Sale Deed in your Friends name is Correct evidence for title, Patta is Secondary aspect you need not worry about Patta, But when your friend purchased the land with previous Purchaser,whether he checked the previous position or your friend was cheated by the previous owner ?  If the document is Correct and gunuine verify along with the document with Local V.A.O. (Village Admin Officer ) and then with the Revenue Office at Madurai ( Land Revenue and Records Tahsildar Officer -for that juristiction) and file a petition before the Tahsildar, Tahsildar Land Records is authority to handle the all land problems.

Sir, thanks for your helpful info. But my Friend's Document is Genuine & No one has cheated him at the time he bought the Land. Right now, he has to approach Tahsildar for Land Records to verify Survey Land Register. Am I right,Sir?
