Maharashtra ownership of flats act 1963

Dear sirs,

Kindly kind me as to where can I download the "Rules of electing a member on a committe of Apartment owner's association" uner Maharashtra Ownership of Flats Act 1963. We had conducted elections in our Apartment's association yesterday, however there were some malpractices happening while the election was going on. So I need to read teh rules and I find some of teh rules were violated, can I approch the Registrar asking for conducting teh elections in a fair and impartial manner.

Dear Sir,

It's an Apartment Owners' Association consisiting of 8 buildings. It's not a co-operative society.

Hence, I need to find out the rules that are to be followed while electiing the members of Management Committee.

Respected Sir,

I own an apartment in CIDCO building in Vashi.  In the purchase agreement signed with CIDCO, there is a clause that all the owners of apartments have to follow bye-laws under Maharashtra Apartment Owners' Act (MAO  Act).

For the last few years the Managing Committee of our Association is following Maharashtra Ownership Flats Act (MOFA), that too without the general body consent.

Kindly let me know the correct position in this regard.  If we have to follow only MAO Act what is the remedy to take action against the Managing Committee.
