Maintenanance amount for property

Hi,

I own a property in bangalore since 2010.  The house was vacant for 1 year.  Then we got our first tenant in 2011 end.  He lived for 1 year and he has not paid the maintenance amount.  Everytime i asked him, he said he paid and he will give receipt.  But he did not give.  At the end, he vacated but had not paid maintenance till the end.

Neither have i paid.  In June 2013, our complex formed an association and they took over the maintenance responsibility from the Builder.  There are some disputes between the builder and the association regarding the Corpus interest, but let me not get there.  

I have been paying maintenance regularly from June 2013 to the new association.  My question here is, legally should i pay the maintenance amount due, to the builder?  Can he file a case against me?  Is there a law in Karnataka that i should pay?  Also, i have paid 1.5L corpus amount to the builder.    Kindly advice me.

If the 1.5L corpus amount has been paid to the builder towards the maintenance amount.you are not bound to pay again,on the other hand, if the builder really felt that there was arrears in maintenance amount from you,certainly he is entitled to recover it from you by means of legal recourse.
