minor property

Am buying a land in which before 2 transaction the land was purchased in name of a minor with a guardian. After 10 years guardian sold the property to 3rd person and 3rd person trasfered to 4th now 4th person selling to me he has upto date patta and chitta e.c extra whether i can buy whether it is eligible for loan

Mr. Thinagar,  can you tell me -

1. What was the age of minor when the land was purchased?

2. After 10 years when the guardian sold the property, what was the age of minors. 

3. If they attained majority, guardian cannot sold the property.  If they were minor, had the guardian obtained the permission to sell the property of the minors from the court.

4.  If the answer to my above Qs is that the guardian sold the land without the permission of the court when they were minors and the property is sold to 3rd and 4th person, you should not purchase the said property because when you apply for loan and the documents of title to be submitted with the bank would be found defective and you would not get any loan.
