Need some advice

Dear Sir

We have our ancestral property in Mangalore and all most of the siblings are staying in Mumbai. We have filed a case against the said property in Mangalore at the moment. But since most of the legal heirs are senior citizens and living in mumbai finds it extremely difficult to travel to Mangalore time and again.

Is there any provision to file a case in mumbai against the said property, if yes kindly let me know the process and if no is there any other alternative.

Your advice in this matter would be highly appreciated

we have property on three brothers & want to gift it to father what is the stamp duty & registration charges applicable ?

Dear Sir,

I want to purchase a flat in Kolkata. In the process of sanctioning of home loan HDFC Ltd. has informed me that it is not needed to have registration of the property and beer registration cost. In order to avoid the duties(stamp duty and others) you can have tri-party agreement between owner, you & bank. It will have the same effect what registration deed will.

Kindly guide me whether tri-party agreement is better option or I should go for regular registration deed.
