I am an owner/lessor of a flat (lessor) which stands on leased property. The lease expired in 1995 after which the lease has not been renewed. However since 1988 the lessor expired without leaving any living heir .Since then the owner's association has been making payments directly to the municipality. Can I sell my flat or transfer the leased flat to someone else ? What are the procedures that I will have to undertake to show that there is no claim on this property ? Can the lessorship or ownership be transferred to the lessees /flat owner's directly since we have been making payments (land tax,water tax etc) directly to the municipality. This property is in Andheri taluka in Mumbai.
