No mutation sale of property

Hello,

The case is- My grand mother bought a plot of 10 kottahs (say plot X) from say 'KS' in 1963 who had bought it from say 'SG' earlier. She then built a house on the front side 5 kottahs of the plot (say plot A) & later sold the back side 5 kottahs of the plot (say plot B) to my father. My father then built some flats on it and sold them later. My fathers are 6 brothers-sisters. Non of the deals where mutated. The Khatiyan of plot X is still under the name of SG & plot B is under the name of my grand mother.

My uncle lives in plot A, & i live in one of the flats in plot B. Now we both wish to sell plot A.

Since the plot B is sold & the flats are all registered, is it possible for my uncle or his siblings to ask for a share in that plot?

Is it possible to sell plot A without mutation?

Do i need a mutation in my name to prove that plot B is my property?

How does the mutation happen with all the new flat owners? Are they also owners of the land below?
