No pt record found

Hi Team, Need your valuable suggestions please. We are planning to buy an 4 acre agriculture land in Shadnagar Division, Farook Nagar mandal and village Veljarla - 3. When we enquired for no PT certificate in Shadnagar Mandal office, they said no record found. Then we enquired in AD office in Mahbubnagar and received the same response.. we were told the documents are scrap (unusable) state. We received the letter from MRO office where he mentioned above reason and signed the same. Also, the seller has bought this land in 2008 and no transactions happened after that as per records.. As per legal advice, we are also planning to raise a legal notice and publish in local news paper, and also display the same in MRO office, grampanchayat and Rythu Vedika. Based on above details, can you please advice if it is ok to proceed further with the deal or can we follow any other legal processes to make sure everything is clear..
