Owner want to continue staying for 1 year after sale

I am planning to purchase a flat in a reputated apartment complex.

The flat I am interested in has following issue:-

The owner want to stay for 1 more year after the sale. 

Sale registry will happen now but he would leave after 1 year when his children exams are over. Till that time he would pay me rent.

Is there any complication in all this. Could he possibly owner refuse to vacate after a year and/or stop paying me rent?

It might lead to some complications in future if the owner refuse to vacate or pay rent.so better be careful

Hi Saravanan, thanks. Yeah I understand there could be problem.

But how different is it from a case when owner live as tenant after the sale registry. Compared to if I rent it out to a completely different person.

In both the case does it make a difference if not ready to vacate or pay rent. 

Will owner have more rights to continue to stay than a normal tenant?

Also what rights I have incase owner dont want to vacate or pay rent. How can I protect myself. What should I get written in sale deed and rental agreement? Should i get my rental agreement registered?

The owner once After he sold the property and occupying the premises under leave and licence agreement is no different from a regular tenant.
