Owning part of property / land without record in my name

Hi

Suppose a person (buyer) has purchased a property from a seller & subsequently (after 7 years) he comes to know that a part of the property purchased does not contain records in his name. Eg: Purchased property for 10 acres but land record in buyer name after transfer is only 6 acres, which means other 4 acres was not in the name of seller & not even in the name of buyer. Now after 7 years, if the government (revenue officials) act / try to take possession of property, what are the options available to the buyer (current landholder)?

A. Let us assume following methods are used by revenue department to acquire the property:

1. Without giving notice to the present land owner (buyer), if the property is occupied by revenue dept.

2. Property once acquired by revenue dept without intimating to the present land owner, can the present land owner re-aquire the same property again back without informing the revenue dept to hold the position of property & fight legally in the court of law as the same was being bought from the earler landowner & also after the sale the present land owner is having control on the position of property for 7 years.

3. After giving notice to the present land owner (buyer), if the property is occupied by revenue dept.

Dear Vikram,

 

Little bit consudion is there in there your question. It all depends upon the contents of the sale deed. Even , thereafter, if the balance 4 acres are not in the land records, immediately you have to file application, before land revenue  authorities and get it in your name after registration .

Next, the governament cant not take the property, without giving the notice to you.

suppose the revenue authorities, toolk the property, then you have to fight it out through court, by issuing a notice .
