Pagdi shop ownership

had a pagdi shop in name of my mother in Delhi Sadar bazar. It was rented in 1980s . But from approx 1995 they stop taking rent but we deposited it in court for 5-6 years. The owner was a lady and was a second wife to her husband. After lady died no one came to take rent. My mother died back in 2007 and left the rental rights with me in her will. Now it is going on usual we are occupant/in possession of the shop. There is no legal owner as there may be dispute in family . No one have claimed right in property for long neither taken rent. Is there any way we can claim legal ownership of property or by paying some fees or duty in court
