Payment of sale proceeds

I propose to purchase a flat owned jointly by two persons -a  lady( first name) & her husband's brother. Now, the owners want that the entire sale proceeds be paid to the lady as the investment was made her alone. Whether it is legally feasible? If so what facilitating documents are required to be executed?

You mention it in the sale deed itself for your safty... as the other owner is also signatory on the sale deed, his consent is required....

since the property is joint one, the proceeds should go to both the owners, if one owner insist for full proceeds, it is better let her take a NOC from other owner in this regard, other wise it is better to pay full proceeds in cheque favg both the people. No cash transaction is advisable.
