Plot sold to me has wrong measurements in last page diagram

I purchased a plot 18 years ago from a construction company. In the last two years, many plot owners built compound walls. When I did the same, i realised that the plot measurements in my sale deed do not tally with the plot measurements in the sale deed. However, the total square yards in the sale deed matches with square yards in my possession. My neighbours have also built walls and I have not encroached into anybody else's plot 

I asked the developer for a rectification deed. But he is now saying that he did not sell me a part of the plot. He says that he thinks I need another sale deed for the piece not properly mentioned in the drawing 

This is absolutely wrong. He sold me x sqyds and he is now trying to sell me a portion of that plot again

What legal remedies do I have?

There cannot be any meaningful suggestion unless the documents are seen and issues discussed.

After receipt of the sale deed, did you not verify the document? You can file a consumer petition in the Consumer Forum.  Consult a local advocate.

You first apoply for survey of your property through government surveyor based on the revenue records.

If there is any discrepancy found in the survey report to that of the registered sale deed, you may issue a legal notice to the vendor to rectify the same by executing a registered rectification deed.

If the vendor fails to respond or comply then you may file a suit for specific releif and seek court direction to the vendor to do the needful

Issue legal notice and file civil injunction suit  against him that he is😂 obstructing to😄construct compound wall as mentioned measurements in sale deed.

Show relevant documents to a local prudent lawyer, if some relief can be possible, otherwise it is barred by limitation.
