Power of attorney query

Hi -  I am planning to buy property from an NRI residing in dubai (who has given power of attorney registered as well in Krishnagiri).

I am currently residing in Bangalore but would not be able to go for registration process in Krishnagiri due to unavoidable work.

1) Can i provide power of attorney to one of my friend to purchase the property?

2) if yes, should the person whom i am giving the POA, register the power of attorney in Krishnagiri or in Bangalore or Notary (in Bangalore or Krishnagiri) is sufficient?

3) What documents are required from my side for this POA registration process?

Yes you can grant specific power of attorney to your friend for the purpose of transaction with respect to that specific property. It's always better to have a registered documents with respect to immovable property. POA can be registered at any place I. E. either the city where party reside or where the immovable property lies.

Yes, you can give a specific power of attorney by a registered deed in favor of your friend for this purpose alone and may have to pay the applicable stamp duty as per the value of the property.

The POA deed should be registered in the place where the Principal is residing.

The notarized POA deed will not be entertained for the transaction of the registered document.
